How Much Does It Cost to Rent an Apartment in Sofia?

There is no single rent for Sofia: the same month in the same city can cost €400 for a studio on the edge of town or well over €1,000 for a one-bedroom next to the centre. What you pay is mostly decided by two things you can choose, apartment size and area. This guide gives indicative asking-rent ranges for both, explains how to read them and lists what comes on top.

The short answer: rent by apartment size

Citywide, the asking rents we use as a baseline for the whole city are:

  • Studio: roughly €400–€500 a month.
  • One-bedroom apartment: roughly €500–€700.
  • Two-bedroom apartment: roughly €800–€950.
  • Three or more bedrooms: roughly €1,200–€1,800. Treat this one with caution: we have only a single median benchmark (about €1,400) for large apartments, so the range is a judgement around it.

Bulgarian listings count rooms, not bedrooms, and the living room counts. A двустаен (two-room) apartment is a one-bedroom, a тристаен (three-room) apartment is a two-bedroom, and an едностаен (one-room) is a studio. The ranges above follow that convention.

How much the area changes the price

Area moves the rent far more than most people expect. Combining two published reports, the asking ranges for the main groups of districts look like this:

  • Centre, Lozenets and Iztok: studio €550–€750, one-bedroom €800–€1,000, two-bedroom €1,200–€1,400.
  • The foothills of Vitosha (Boyana, Dragalevtsi, Simeonovo, Vitosha): studio €450–€600, one-bedroom €700–€950, two-bedroom €900–€1,400.
  • Mladost: studio €380–€480, one-bedroom €550–€700, two-bedroom €750–€900. See our guide to renting in Mladost.
  • Lyulin and Nadezhda: studio €250–€320, one-bedroom €350–€700, two-bedroom €450–€1,000. The sources disagree on the larger sizes here, so those ranges are deliberately wide.

Studio figures come from a single report, so they are less cross-checked than the larger sizes. Other districts, such as Studentski Grad, are grouped differently by the sources and are not broken out here; use the citywide range for them. Our neighbourhood guide compares the areas by lifestyle and commute rather than price.

What these numbers are, and what they are not

  • Asking, not achieved. They are what landlords advertise. Final rents are sometimes lower after negotiation, and a well-priced flat can go quickly at the asking price.
  • A snapshot. The reports cover early 2026, and Bulgarian market reports described strong rent growth in 2025. A good flat advertised today may already be more expensive than a table from the spring suggests.
  • Averages hide the spread. A renovated, furnished apartment next to the metro and a tired unfurnished one a bus ride away are not the same product. Why similar apartments are priced so differently explains the factors.

What you pay on top of the rent

The monthly rent is rarely the whole cost. Plan for a deposit, utilities and internet, any building fees and, depending on how you search, an agency fee. The details, and what the law says about them, are in The Hidden Costs of Renting in Sofia. Ask in writing what the rent includes before you commit.

Turning this into a budget

Start from the size you need, pick the area you are most likely to live in, then look at the range for that pair. If your budget sits below it, the usual levers are a smaller size, a district a little further from the centre or a longer walk to the metro, not a lower expectation of quality. Our questionnaire shows the same indicative range for your chosen size and areas on its budget step, so you can compare it with what you have in mind before you send us your requirements.

Sources and checks

Details last checked on 27 October 2026. All figures are advertised (asking) monthly rents in euros, taken from the sources below and from asking-rent benchmarks supplied by our own team in October 2026. They are not completed lettings, and the published reports date from early 2026, so they can lag a fast-moving market. Treat every number as a starting point for your search, not as a quote.
