Renting in Mladost, Sofia: Metro, Business Park and Which Part to Choose

Mladost is one of the first districts people ask about when they work in Sofia’s south-east or want more space for the money. It is large and varied, though, and where you live inside it matters more than the name on the listing. This guide covers the metro and Business Park Sofia, how to think about the subdistricts, what rents look like and what to check before you commit.

What Mladost is

Mladost is a large residential district in the south-east of Sofia, split into several subdistricts numbered from Mladost 1 to Mladost 4. It has a mix of older apartment blocks and newer residential developments, along with shops, services and open spaces. It is not one uniform place: two addresses in Mladost can offer very different journeys, noise levels and building quality.

The metro and Business Park Sofia

The district’s big advantage is transport. Mladost 1 has its own metro station, and Business Park Sofia, a cluster of offices in Mladost 4, has a station of its own. If you work there, living in the same part of Mladost can turn a commute into a short walk or a few stops. The metro also gives access towards the centre and the rest of the network.

Do not assume, though, that every address in Mladost is close to a station. Confirm the exact address against the official metro map, then walk or time the route to the station and, if you can, test the journey at the hour you would travel. A flat that is ten minutes’ walk from a station behaves very differently from one that needs a bus first.

Choosing the right part of Mladost

  • Start from your destination. Identify your office entrance or the station you will use most, then compare the complete journey from each home you are considering.
  • Judge the building, not the district. Mladost mixes older and newer stock. A newer home farther from transport and an older home next to your workplace give you different benefits.
  • Look at the surroundings. Check the nearby roads, shops, services and the walking route between the building and your daily destinations, including in the evening.

Our neighbourhood guide compares Mladost with the Centre, Lozenets, Ivan Vazov and Studentski Grad by lifestyle and commute.

What renting in Mladost costs

Mladost is generally cheaper than the central districts. Combining two published reports, indicative asking rents in 2026 are around:

  • Studio: €380–€480 a month.
  • One-bedroom apartment: €550–€700.
  • Two-bedroom apartment: €750–€900.

For comparison, the same reports put the centre, Lozenets and Iztok at roughly €550–€750 for a studio, €800–€1,000 for a one-bedroom and €1,200–€1,400 for a two-bedroom. These are advertised prices from early 2026, not completed lettings, and a renovated apartment close to the metro will be at the upper end. Our guide to what renting costs in Sofia explains how to read the numbers and what comes on top.

Who Mladost suits

  • Professionals working in Business Park Sofia or elsewhere on the metro line, who want a short commute.
  • Renters who want more space for the money than they would get in the central districts.
  • Less ideal if you want to be in walking distance of the old town’s cafés and sights every day: the centre is a metro or bus ride away.

What to check at a viewing in Mladost

  • The real walk to the metro station you will use, at the time you would travel.
  • Noise from roads and neighbours, at different times of day.
  • How the flat is heated and what the bills look like, since that varies by building. See the hidden costs of renting in Sofia.
  • Parking, if you have a car, and whether it is included.
  • The condition of the building’s common areas, not only the apartment.

Use our viewing and contract checklist to cover the rest before you sign.

Sources and checks

Details last checked on 27 October 2026. Rent figures are advertised (asking) monthly rents in euros from reports published in early 2026, not completed lettings. Metro stations and routes change, so confirm the walk and the line on the official map for the exact address.
